Venice

Located on the Westside of Los Angeles, Venice has had a colorful past and present. Known for its canals, beaches and circus-like ocean front boardwalk- Venice is easily the most eclectic and funky of all of the California beach cities.

Venice is famous for Muscle Beach and its never-ending multi-cultural boardwalk parade of street performers, fortune tellers, and a gamut of goods for sale.

On Abbot Kinney Blvd., new media companies neighbor to cafes, antique and modern furniture shops, tattoo parlors, and art galleries.

The housing in Venice is as varied as the population! Middle class single-family units, California bungalows, apartments, newer condos and customized beachfront property are all available here, along with the houses which rest along the canals -where ducks, bridges and whitewashed balconies with flower boxes are forever charming.

Los Angeles Unified School District serves the area and ranking is between 30 and 70th percentile.

Commuters drive 11 miles to downtown Los Angeles and four miles to LAX.
