I sold an apartment building in West Hollywood and was looking for an exchange to another property. I had limited time to identify and then purchase it. It was the end of 2013 and beginning of '14 in Southern California, the list of properties for sale was short, and all my cash offers at or above asking price were being turned down. I was giving up on finding a multiple unit building and started to look for single family homes. At each open house I would introduce myself to a realtor and tell them my story in attempt to spread the word with hopes of someone giving me a lead . My previous real estate agent was supplying me with MLS listings, but in that kind of market it was fruitless. That is how I ran in to Ryan, he was showing a house in Hermosa Beach. The house was not for me but he listened to my story and told me that he may have something. Within a week he brought a property to my attention who's owner was considering a sale but was not listed at that time. It was a duplex in the area that I was interested in and at a price that would satisfy my 1031 exchange requirements. I was running out of time and felt fantastic that he found me exactly what I needed and I did not have to compromise or fail to qualify for an exchange. The day of escrow closing I was notified that one of the tenants gave a notice to vacate. Ryan listed my rental and found a new tenant in 11 days and for an additional $450 per month . I am not in real estate, but have owned income properties for past 22 years . This was hands down the most pleasant, personal, and mindful experience I ever had in all my real estate transactions.

After almost 2 years of renovation, my mother's cherished home was ready for the market. I interviewed numerous brokers and Ryan's firm was not the lowest in terms of commission, but I felt a connection and after considerable thought and some negotiation, went with Ryan and Shorewood. While price was a consideration, I really wanted to find a couple that would love the house and raise their family there - not an investor that was interested in "flipping" the house for a quick dollar.
When I listed the house, I was already out of town on my 3 month work assignment, so I needed someone that I could trust and who would assist me with the paperwork from my Kern County location. As I was working 6 days a week and 80+ hours, Ryan's phone calls and emails needed to be concise and to the point, which they were and I greatly appreciated. Being unable to come home at all, Ryan went the extra step and handled several maintenance and inspection issues that would have been impossible for me and would have delayed the closing of escrow.
I am demanding by nature, but Ryan multi-tasks effectively, is able to handle a heavy workload, is organized and diligent, but eternally upbeat. My fiancee and I were extremely new to the homebuying process. After meeting with Ryan and deciding we liked working with him, he took us through the entire process and outlined everything we should expect clearly and efficiently. That weekend, he took around the area, highlighting the different towns and their pros and cons, and ultimately set up automatic emails with the criteria that we gave him. When we found our dream home, he helped us navigate the waters, especially through some pushback from the owner. We were able to beat out other offers and get the owner to accept ours, especially due to the friendly relationship Ryan established with him. Throughout escrow, Ryan helped us through the various contingencies and made sure we received as much money back as possible after the inspections. At the crucial point in the process, he put up some of his commission as collateral when it seemed like the two sides could not come to an agreement. Had he not done that, I would not be typing this from our dream home! I have to say his negotiation and foresight skills are masterful as well!
Since we closed on the house, he has dropped by plenty of times to make sure everything is going well, and we count him as one of our friends. We cannot recommend Ryan highly enough!
