Agent Profile: Victoria Babilonia
“Bank calls for my clients start at 5:30am,” explains Victoria Babilonia of her Short Sale phone calls. “Since most of the banks are located on the East Coast or Texas, I prefer to call when the day is still fresh for the bank negotiators.” Sacrificing her own mornings so that she can maximize the Bank Negotiator’s good mood is one tactic Babilonia employs to ensure a successful Short Sale Transaction.
Victoria Babilonia began her real estate career with SHOREWOOD REALTORS in 2001 out of the Hermosa Beach office. In 2005 a client underwent financial hardship and turned to Babilonia with the open ended plea, “What would you suggest I do?” In 2005, before the turn of the market, few people knew of short sales and even fewer agents knew how to negotiate them. As an experienced CPA, Babilonia utilized her background with numbers and real estate to research options and present possible solutions for this client.
Though the first short sale took 11 months to close, Babilonia continued to work with short sales and explains “I wanted to help, in some capacity, the people who experience financial hardship.” Over the past 7 years Babilonia has continued to refine her system so that she has a higher success rate with closing Short Sales and a shorter closing time.
As a testament to her skills, a Short Sale Bank Negotiator recently emailed a recommendation letter stating “I have worked with Victoria on numerous projects. Victoria never fails to respond to what are often difficult demands in a timely and professional manner.
Our most recent collaboration involved a buyer change and, with Victoria’s assistance, I was able to produce an approval letter in less than a week. The primary reason for this was Victoria’s extraordinary cooperation.”
